Rent Collections
Nicodi Management collects rental income. Tenants can pay their rent online through their portal with a credit/debit card, bank transfer, in-store cash payments (Walmart, Walgreens, CVS, Casey's, and more), or by mail.
Move In/Out Inspections
Detailed move-in and move-out inspections are completed to capture the property's condition before and after tenant occupancy. Inspections thoroughly examine every aspect of the home, ranging from the exterior siding to the baseboards in bedrooms. You can expect to find pertinent comments, the condition , and photos with each report.
Legal Compliance
Rest assured that Nicodi Management remains vigilant in staying up to date with specific landlord/tenant laws in each state. Our commitment ensures that clients are always in compliance, minimizing any potential risks.
Financial Reporting
Rental Owners will have 24/7 direct access to all financial reporting through their portal with a wide array of reporting options.
Lease Renewal
Tenants will be afforded the flexibility of a streamlined e-leasing process, from the renewal offer to lease signing.
Document Signing
You no longer need to meet in person to sign documents. Everything is automated and quickly done from your computer, phone or tablet.
Prepared Lease
A comprehensive, attorney-reviewed lease that outlines clear responsibilities throughout the tenancy for both parties.
Vacancy Listing
Vacancy listings are syndicated to several external listing websites, such as apartments.com, Zillow, and more! Other marketing tactics such as social media, yard signs, and multiple listing service (MLS) are also utilized to fill vacancy listings.
Tenant Screening
Live stress-free knowing your tenants are thoroughly vetted. Tenant screening involves a credit check, a background check, a prior eviction check, a landlord reference, character reference, income verification, identity verification, and employment verification.
Maintenance Management
Maintenance management includes coordination with tenants and vendors. Tenants have access through their portal to report any maintenance issues. Nicodi will then vet the request and coordinate with the rental owner's preferred vendors or Nicodi-selected vendors.
Lease Enforcement
Lease enforcement includes issuing lease violations or notices for breach of contract
Periodic Inspections
A routine periodic inspection is completed every six months from the start of the lease. If it is warrented, a periodic inspection ouside of the 6-month schedule can occur.
Utility Coordination
Vendor and utility bills are sent directly to Nicodi Management, where they are recorded digitally. Expenses are allocated per property, and bills are paid with rental income or a reserve account. Nicodi Management will also help tenants get utilities put into their name.
Eviction Process
With Nicodi Management as your representing agent, you will no longer need to be present at eviction hearings*. Nicodi Management's legal compliance is air tight, from providing the notice and filing the eviction to attending the eviction hearing.

Owner/Tenant Portal
Tenants can conveniently make maintenance requests, pay rent, view announcements and documents, subscribe to rent reporting, purchase renter's insurance, and access payment history.
Rental owners enjoy comprehensive property management features including financial reporting, rental owner ledger, document management, request tracking, and various reporting capabilities.
